A Quick Opiniion (TL;DR)

A pile of five-star reviews from 2023 followed by radio silence, then a sudden burst last month, doesn’t read as good news to an AI model. And the fix isn’t more reviews.

The Pattern AI Notices Before You Do

It’s pretty common for most operators to check their star rating, but almost no one is checking the shape of their review history.

But that shape is exactly what AI models are reading when they decide whether your reputation is real or not. A strong review profile isn’t built on star rating alone, and volume, recency, specificity, and consistency together are what give renters and AI systems confidence in what they’re seeing.

Cadence sits inside two of those four signals at once. It’s a recency problem and a consistency problem, wearing the same trench coat.

A pattern we constantly see is a property that has forty reviews from 2022 or 2023, and, all of a sudden, no reviews. Then they’ll run a campaign and get twelve reviews within six weeks. Which you would think is good, and to a person scrolling Google, that might look like things are picking up, but to AI models who are trying to collaborate on a story, it looks like one of two things happened:

  1. The team ran a review push tied to a giveaway, and the burst is manufactured.
  2. The property genuinely went quiet for a year and a half, which just means nobody can vouch for what living there was actually like during that stretch.

Overall, AI doesn’t care for stale sentiment because it most likely won’t reflect current operations. A gap followed by a spike doesn’t fill that gap. It just draws a circle around it.

Why Are New Reviews Bad?

We get the instinct. A property sees its rating slipping, someone runs a “leave us a review, get a coffee gift card” push, and thirty reviews land in three weeks. Leadership sees the bump and calls it a win.

Unfortunately, AI models see this sudden burst as a red flag, not a win. All they see is a sudden, unnatural clustering of sentiment with no organic rhythm around it.

It’s the online equivalent of a store that’s empty every day except when there’s a sign out front offering free samples.

We’re not knocking incentivized reviews as a tactic. But if your property is treating them as a one-time event instead of an ongoing habit, our data says it’s not a great idea.

Executive Takeaway

Review cadence is now a leasing metric, not a marketing afterthought. A property that collects feedback in predictable, monthly waves, tied to real resident moments, builds more AI trust than one that collects the same number of reviews in two lopsided bursts. If your review calendar has more gaps than dates, that’s the first thing to fix before you touch anything else.

What “Steady” Actually Looks Like, By the Numbers

The median property in our dataset carries a 4.1-star rating across 164 reviews, and a property with 12 reviews and a 4.8 average is not “better” to a model than one with 164 reviews at 4.1. Volume, spread out over time, is what makes that median credible.

Zoom out to the resident lifecycle, and the reason for gaps becomes a lot more obvious. Feedback opportunities aren’t evenly distributed by nature. Move-ins, maintenance calls, renewals, and move-outs each create a natural moment to ask, and most teams are only capturing one or two of them.

August makes this worse. Our broader lifecycle data shows satisfaction dipping across move-in, renewal, move-out, and work order touchpoints during the busiest turn month of the year, the exact stretch when teams are least likely to remember to send a review request. That’s how the gap starts. Not from a bad quarter, but from a busy one.
